Rebuilding Enid
From the Heart Out.
We acquire abandoned and undervalued homes and buildings across Enid, Oklahoma — and bring them back to life through disciplined renovation, creating stable rentals and a renewed downtown for the next century.
Real estate investing, grounded in the soil of Enid.
Cole Investment Properties, Inc. is a vertically integrated real estate investment firm. We do not chase overheated coastal markets or compete with hedge funds. We invest in the forgotten goldmine of small-town America — acquiring abandoned and undervalued homes and commercial buildings, restoring them to institutional quality, and converting them into stable, income-producing rentals.
In the last 25 months alone, we have acquired roughly 80 properties across Enid — and we now own more downtown square footage than anyone else. Our mission is simple: bring new life to dormant buildings, and bring downtown Enid back to life with them.
Acquire the Forgotten
We seek out abandoned and undervalued homes and buildings — the structures others have written off — and see the value still standing inside their bones.
Renovate with Discipline
Every renovation is executed to institutional standards. We restore historic character while modernizing systems, bringing dormant square footage back to productive use.
Create Stable Rentals
Renovated properties become quality, long-term rentals — dependable income anchored in real, local real estate rather than speculative paper.

Every acquisition tells the same story: a structure left to decay, and the disciplined capital and craftsmanship required to restore it. These are not renderings. These are real renovations, underway right now in downtown Enid.

The Broadway Tower
At fifteen stories, the Broadway Tower has been the tallest structure in Enid since 1931. Closed to the public in 2015 after portions of the brick facade separated, and declared dilapidated by the City of Enid in 2022, it stood as a monument to downtown's decline.
In 2025, Kriztofer Cole and William LaVigna acquired the tower. A $3 million renovation is now underway: eight floors will become apartments or condos, the top 3 floors a penthouse condo, and the ground floor retail space — returning the tower to productive life and bringing residents and commerce back to the heart of downtown.
The Cole Building
Headquarters · LeasingOriginally the Masonic Temple (1920s), later the Knox Building. Cole Investment Properties acquired the first three floors and basement, renovating dormant space into Class-A offices — now home to the firm's headquarters and new commercial tenants.

A manifesto for downtown Enid.
Kriztofer Cole is an American businessman, author, Navy veteran, and real estate investor. Born in Orlando, Florida, he served six years in the United States Navy as an interior communications electrician aboard the USS Stockdale before attending Harvard Extension School, where he studied business administration and management.
After leaving the Navy, Cole built an electrical contracting company in Florida, and along the way earned a stack of professional licenses — electrical contractor, real estate, HVAC, and commercial driver. That multi-trade fluence is the engine behind Cole Investment Properties: the firm doesn't just buy buildings, it understands them from the wiring to the roofline.
A visit to assist a friend undergoing heart surgery brought Cole to Enid. He saw what others missed: a "second-tier" city with extraordinary bones — grand early-20th-century brick buildings standing vacant, waiting for someone willing to do the work. He stayed. Cole Investment Properties acquired roughly 80 properties. Today the firm owns more downtown square footage than anyone else in Enid.
"A thriving downtown needs more than restaurants. It needs residents, commerce, and buildings that are alive again. We're not flipping — we're rebuilding Enid from the heart out, one structure at a time."
Cole's vision extends beyond any single building. He sees Enid's second century as a generational opportunity — acquiring more dilapidated downtown buildings, restoring them, and attracting major companies and new residents back to a district that had been quietly fading. His belief is simple and durable: the renewal of a city starts with the renewal of its core.
